The €150,000 threshold refers to the official tax (cadastral) value set by the competent municipality, not the purchase price in the contract. In some areas the tax value can be lower than the market price, so you must confirm before buying that the property meets the threshold. Residence granted on this basis is generally valid for one year and renewable annually as long as the conditions are maintained. However, a permit based solely on property ownership does not by itself grant the right to work or do business in the country; those who wish to work need a separate work-based status.
