The United Arab Emirates has rebuilt its residency framework around investors, specialists and self-employed professionals. Anyone planning to live, work or set up a company in Dubai now faces around a dozen visa branches with different thresholds and terms. What follows compares the Golden Visa, investor, employment, freelance, family and visit visas by income threshold, validity and official fee, and sets out the mandatory entry and exit rule by visa type – the point most applicants overlook.

How the Dubai Visa System Works

There is no single “Dubai visa”. Short-term visit permits, employer-sponsored residence visas and sponsor-free long-term residencies sit under separate rules, and picking the wrong category is the first reason applications stall. Understanding the three moving parts below saves weeks.

An Entry Permit Is Not a Residence Visa

The entry permit is the pre-approval that lets you enter the country legally and is usually valid for 60 days. The residence visa is granted after arrival, once the medical screening and Emirates ID registration are complete, and runs between two and ten years depending on the category. If you do not enter the country while the entry permit is valid, it lapses and the process restarts.

A Work Permit and a Residence Visa Are Separate Documents

The Ministry of Human Resources and Emiratisation (MOHRE) issues the work permit; the immigration authority issues the residence visa. Mainland employees receive their work permit from MOHRE, while free zone employees receive it from the relevant free zone authority. Working without both documents in place is unlawful.

ICP and GDRFA: Which Authority Handles What?

The Federal Authority for Identity, Citizenship, Customs and Port Security (ICP) runs visa and Emirates ID services nationwide. In the Emirate of Dubai, residency and foreigners affairs are handled by GDRFA Dubai. Fee items and processing times for the same visa category can differ between the two, so a Dubai-based structure should follow the GDRFA service card.

UAE Golden Visa Requirements

The Golden Visa is a long-term residence granted without a sponsor. Holders may stay outside the UAE indefinitely, sponsor family members and domestic staff, and own a company outright. One nuance deserves attention: GDRFA Dubai service cards issue ten years for investor, entrepreneur, specialist and student categories, while the federal portal u.ae lists real estate investment and entrepreneur routes as five years. Confirm the term for your category with GDRFA before applying.

Golden Visa Through Real Estate: AED 2 Million

Owning one or several properties with a combined value of at least AED 2 million qualifies. Mortgaged property is expressly accepted; in that case the bank issues a no-objection certificate stating the amount paid and the outstanding balance. Eligibility of off-plan purchases varies by project and developer, so confirmation from the Dubai Land Department and GDRFA should be obtained before signing. The property remains under lien for the duration of the permit.

Public Investment, Bank Deposit and Fund Routes

Real estate is not the only path. An AED 2 million investment in an accredited investment fund or a blocked bank deposit is equally accepted. Deposit-based routes require the amount to stay frozen for a set period and proof that tax obligations have been met.

Golden Visa for Entrepreneurs

The entrepreneur category has three alternative routes rather than one threshold: owning a project registered with the Ministry of Economy or a local authority generating at least AED 1 million in annual revenue; running a venture backed by an accredited incubator with revenue reaching AED 2 million; or having sold a founded venture for at least AED 7 million. Applicants in Dubai are additionally expected to obtain a recommendation through the Dubai Future Foundation. Setting up the entity comes first – see company formation in Dubai.

Specialists, Scientists and Exceptional Talent

In the specialist category the AED 30,000 monthly salary threshold is not sufficient on its own. A valid UAE employment contract, a bachelor's degree as a minimum, classification at level one or two in the MOHRE occupational scheme and a six-month salary transfer bank statement are all required. Doctorate-holding scientists and researchers follow a separate route based on a recommendation from the Emirates Scientists Council.

Outstanding Students and Young Talent

High school graduates need a grade average of at least 95 per cent. Graduates of UAE universities need a GPA of 3.5 at Classification A institutions and 3.8 at Classification B institutions, while graduates of universities ranked in the world top 100 need a GPA of at least 3.5. Graduation must have taken place within the previous two years and the certificate must be attested by the Ministry of Higher Education and Scientific Research. GDRFA classifies this permit as non-renewable.

For category selection and file preparation, the process flow on getting a Golden Visa in Dubai sets out each step.

Dubai Investor and Partner Visa

The standard investor residence held by a company owner or partner runs for two years and remains subject to the ordinary six-month rule. Those seeking a longer term apply through the investor and partner branch of the green residence, which requires a paid-up share of at least AED 1 million on the trade licence and extends the term to five years. Validity depends on the trade licence staying current; if the licence lapses, the residence falls with it.

Free Zone or Mainland? The Visa Quota Difference

Mainland companies receive visa quotas based on office floor area, so the allocation grows with the premises. In free zones the quota is fixed by the package chosen, and flexi-desk packages typically allow one to three visas. Structures planning to grow a team fit Dubai mainland company formation better, while cost-driven setups suit Dubai free zones.

How to Get a Dubai Work Visa

The employment visa is issued under employer sponsorship, runs for two years and renews indefinitely. The process starts when the employer secures quota approval and continues with registration of the employment contract in the MOHRE system. When a visa is cancelled or expires, a 60-day in-country grace period applies; failing to move to a new status within that window triggers daily fines. Costs and timelines are set out on the Dubai work and residence visa page.

Degree Attestation and Emiratisation Duties

For skilled positions the degree must be attested through the notary, foreign ministry and UAE consulate chain. An unattested diploma is among the most common grounds for refusal. Mainland companies with 50 or more employees also carry national hiring targets for skilled roles, covered in detail in the article on the law on Emiratisation.

Dubai Freelance Visa and Green Residence

Green residence is a five-year status obtained without employer sponsorship, and it runs along two branches. Freelancers need a freelance or self-employment permit from MOHRE, a bachelor's degree or an equivalent specialised diploma, and freelance income of AED 360,000 per year across the previous two years. Skilled employees need a monthly salary of at least AED 15,000, classification within the first three levels of the MOHRE occupational scheme and a valid employment contract.

Green residence holders are exempt from the six-month rule in the same way as Golden and Blue Residence holders, and may enter the country at any time on a valid residence. This is a frequently misreported detail that matters a great deal to freelancers who travel.

Dubai Family Visa and Sponsorship Rules

Residents may sponsor a spouse, children and parents. The core condition is a monthly salary of at least AED 4,000, or AED 3,000 where accommodation is provided. Parents are sponsored on a yearly basis and health insurance plus a deposit are required. Because Golden and green residence holders can sponsor dependants for the full term of their own status, these two categories carry a clear advantage for families with school-age children.

Blue Residence, Student, Tourist and Visit Visas

Blue Residence

A ten-year residence for people with a demonstrable record in environmental protection, renewable energy and sustainability. Applications go through ICP or by nomination from a government body, and the status is exempt from the six-month rule.

Five-Year Multiple-Entry Tourist Visa

Each entry allows a stay of up to 90 days, extendable by the same period, but total stay may not exceed 180 days within a single year. That year runs from the first entry rather than the calendar year, and unused days do not carry forward. Applicants must show a bank statement with a balance of USD 4,000 over the six months preceding the application. Shorter options are covered on the Dubai tourist visa page. The day-count mechanics and application conditions are set out in detail in the article on the UAE 5-year multiple-entry tourist visa.

Jobseeker and Investment Exploration Visas

The sponsor-free jobseeker visit visa is issued for 60, 90 or 120 days. The single-entry visa for exploring investment opportunities offers the same duration options, and applicants are expected to evidence financial capability or an existing professional engagement.

New Visit Visa Categories Introduced Since 2025

In September 2025 four new visit visa categories were introduced for artificial intelligence specialists, entertainment professionals, event participants and cruise tourism. The same reform reset income thresholds for hosts inviting visitors: AED 4,000 per month for first-degree relatives, AED 8,000 for second- and third-degree relatives and AED 15,000 for friends. Widowed and divorced residents were also given the ability to obtain residency without a sponsor within six months of the event.

The Six-Month Rule and Mandatory Entry

A residence visa is nullified automatically if the holder stays outside the UAE for more than six consecutive months. In practice this is the rule that costs people the most money, because the breach usually surfaces at the airport.

Required Entry Frequency by Visa Type

Visa TypeRequired Entry FrequencyNotes
Golden VisaNo requirementHolders may remain outside the UAE without a time limit.
Green ResidenceNo requirementEntry is permitted at any time on a valid residence.
Blue ResidenceNo requirementCovered by the long-term residence exemption.
Investor / Partner Visa (2 years)At least every 6 monthsA standard residence, so the general rule applies.
Employment VisaAt least every 6 monthsAn unbroken absence beyond 6 months nullifies the visa.
Family VisaAt least every 6 monthsAssessed in line with the sponsor's status.

Permission to Stay Abroad Longer Than Six Months

The rule is not absolute. Residents who know in advance that they will be away for longer can apply for a special permit while still outside the country. The residence must have at least 30 days left to run and a valid reason must be given; once granted, entry must follow within 30 days. Residents who have already exceeded the period may obtain a separate entry permit on the grounds of study, work or medical treatment. Both routes carry a smart-service charge plus a fee for each month of delay. Applications from Dubai residents are handled by GDRFA.

A Real Case: A Mainland Company Owner Who Overstayed Abroad

A textile exporter we advise spent roughly eight months outside the UAE on supply negotiations in the Far East, and his residence lapsed into inactive status. Rather than risk the counter at the airport, the application for a reasoned entry permit was filed with GDRFA from the country he was in, before any return ticket was booked. An active mainland trade licence, a running tenancy contract and a live corporate account all strengthened the file; the permit was granted and entry followed within 30 days, after which the residence was renewed. The practical lesson: once an overstay is identified, the fix is produced through a formal application before travelling, not at passport control.

Which Dubai Visa Is Right for You?

 • Investor deploying capital into property or funds: Golden Visa, real estate or public investment route.
 • Founder setting up a company: investor or partner visa, or green residence where the capital threshold is met.
 • Freelancer serving clients abroad: the freelance branch of green residence.
 • Professional with a UAE job offer: employment visa, or Golden Visa where the salary exceeds AED 30,000.
 • Anyone spending most of the year elsewhere: Golden, green or blue residence; standard two-year visas carry real risk.
 • Families relocating together: long-term categories give continuity of sponsorship.

Dubai Visa Application Step by Step

1Category assessment – the right branch is chosen from income, investment and family circumstances.
2Entry permit – issued through ICP or GDRFA, followed by entry within 60 days.
3Medical screening – blood test and chest X-ray; express service returns results the same day.
4Emirates ID registration – biometrics are captured and the card is charged per year of residence.
5Health insurance – a valid policy is mandatory for residence in Dubai.
6Residence issued – the visa is recorded digitally and the Emirates ID is delivered.

Renewal, Cancellation and Change of Status

Renewal starts roughly 30 days before expiry and includes the medical screening and Emirates ID renewal. Changing employer requires cancelling the current visa and opening a new entry permit under the new sponsor. Moving from a visit visa to residence is possible in-country for certain categories; otherwise an exit and re-entry is needed.

Dubai Visa Fees in 2026

The UAE publishes no consolidated visa tariff; charges appear item by item on the ICP and GDRFA service cards. The figures below are the official published items and exclude advisory, translation and attestation costs.

Common Mistakes and Reasons for Rejection

 • Unattested degree: documents without consular attestation are refused outright in skilled roles.
 • Incomplete bank history: the specialist Golden Visa route fails without six months of visible salary transfers.
 • Wrong category: applicants with freelance income below AED 360,000 do not qualify for green residence.
 • Lapsed licence: an investor visa falls the moment the trade licence expires.
 • Ignoring the six-month rule: long absences on standard residences without prior permission nullify the visa.
 • Buying off-plan without confirmation: a purchase in an unverified project may not create Golden Visa eligibility.

Dubai Residency and Tax Residence

Holding a residence visa does not by itself move tax residence to the UAE. A tax residency certificate is assessed on physical presence, housing and economic ties. In the home country, rules on domicile and on spending more than half the year abroad usually decide the outcome, and the applicable double taxation treaty is the deciding instrument.

On the corporate side, UAE corporate tax applies at 9 per cent on taxable income above AED 375,000, and businesses with revenue not exceeding AED 3 million may claim Small Business Relief. Multinational groups with consolidated revenue above EUR 750 million have been subject to a 15 per cent domestic minimum top-up tax for financial years starting on or after 1 January 2025. VAT is 5 per cent. Our Dubai tax consultancy team handles the planning side.

FREQUENTLY ASKED QUESTIONS

Dubai Visa Types 2026: Golden, Investor, Freelancer & Work Visa Guide frequently asked questions.

How do you get a Dubai visa?

The process starts with choosing the right category. Once the branch is set, an entry permit is issued through ICP or GDRFA, you enter the country, complete the medical screening covering a blood test and chest X-ray, give biometrics for the Emirates ID and take out a valid health insurance policy. The residence is then recorded digitally. Average completion time is 5 to 15 business days.

What is the property threshold for the UAE Golden Visa?

You need one or more properties with a combined value of at least AED 2 million. Mortgaged property is accepted, with a bank no-objection certificate showing the amount paid and the outstanding balance. Off-plan eligibility varies by project, so confirmation from the Dubai Land Department and GDRFA should be obtained before purchase.

Can you get a Golden Visa without buying property?

Yes. An AED 2 million investment in an accredited fund or a blocked bank deposit qualifies. Entrepreneurs have three routes: a registered project generating AED 1 million a year, an incubator-backed venture reaching AED 2 million, or a founded venture sold for at least AED 7 million. Specialists earning more than AED 30,000 a month can apply through the talent route.

How long is a Dubai residence visa valid?

Employment and standard investor residences run for two years, green residence for five years and blue residence for ten. The Golden Visa is issued for five or ten years depending on category: GDRFA Dubai service cards apply ten years, while the u.ae summary table lists real estate and entrepreneur routes as five, so the term should be confirmed before applying.

What is the six-month rule and which visas does it bind?

A residence visa is nullified if the holder stays outside the UAE for more than six consecutive months. The rule binds employment, family and standard investor visas. Golden, green and blue residence holders are exempt. Residents who know they will be away longer can apply for a special permit while still outside the country.

Does a freelance visa require a sponsor?

No. Green residence is granted without a sponsor. The freelance branch requires a MOHRE freelance or self-employment permit, a bachelor's degree or equivalent specialised diploma, and freelance income of AED 360,000 per year over the previous two years. The skilled employee branch requires a monthly salary of at least AED 15,000 and classification in the first three MOHRE occupational levels.

How long does a Dubai work visa take?

Once the employer has quota approval and the employment contract is registered with MOHRE, the entry permit is issued within a few business days. With entry, medical screening and Emirates ID registration, the whole process usually runs 5 to 15 business days. Completing degree attestation in advance shortens it noticeably.

What salary is required to sponsor family in Dubai?

The sponsor needs a monthly salary of at least AED 4,000, or AED 3,000 where accommodation is provided. Parents are sponsored on a yearly basis and health insurance plus a deposit are required. Golden and green residence holders can sponsor dependants for the full term of their own status.

How much are Dubai visa fees in 2026?

There is no single tariff; charges are published item by item on ICP and GDRFA service cards. At GDRFA Dubai the golden residence permit is AED 1,100 plus AED 500 in-country processing and smaller items, while green and employment residences carry a AED 200 permit fee. For the property route the Dubai Land Department publishes a total of AED 9,884.75, plus AED 5,774.50 per family member. Medical screening starts at AED 250 and the Emirates ID is charged at AED 100 per year of residence.

Can you get residency by buying property in Dubai?

Yes, but the threshold matters. Property worth AED 2 million or more falls under the Golden Visa. Below that figure the property owner residence applies, with different conditions and terms. Mortgaged purchases need a bank letter, and off-plan purchases need project-level confirmation of eligibility.

Does a Dubai residence visa change your tax position?

Holding a residence visa does not by itself move tax residence. A UAE tax residency certificate is assessed on physical presence, housing and economic ties. Your home country will usually apply its own domicile and day-count rules, and the double taxation treaty between the two states decides the outcome.

Why are Dubai visa applications rejected?

The most common grounds are an unattested degree, a bank record that does not show six months of salary transfers, a category chosen without meeting its income threshold, an expired trade licence and a breach of the six-month rule on a previous residence. Failing to confirm eligibility on an off-plan purchase can also cause refusal on the property route.
